Anna, Texas -- Yesterday, on April 2, 2024, Megatel Homes proudly hosted a groundbreaking ceremony to mark the commencement of the much-anticipated Megatel Homes Anacapri Laguna development lagoon. The ceremony, attended by city officials, project stakeholders, and community members, celebrated the beginning of construction for the $800 million project that will introduce over 1,000 homes, 600 multi-family units, and a captivating 2.3-acre crystal lagoon, among other amenities.
The Anacapri Project, approved by the Anna City Council during its regular meeting on October 12, 2023, signifies a significant investment in the community's future. The development, spanning approximately 21 acres, promises a vibrant and dynamic living experience for residents, featuring a host of recreational and entertainment facilities. These include two sand beaches—one public and one private—a Flow Rider surf simulator, a swim-up bar, a children's play area, a water slide, and a 30,000-square-foot commercial entertainment building, among other amenities.
Located adjacent to Anna High School and bordering the forthcoming extension of Rosamond Parkway and Ferguson Parkway, the Anacapri Project will serve as a cornerstone of growth and prosperity in Anna.
"I am thrilled to see the Anacapri Project progressing so rapidly, with dozens of homes already built and sold, and many more under contract,” said Mayor Nate Pike. “The groundbreaking of the lagoon marks a significant milestone, one that is sure to draw even more new residents and commercial development to our vibrant community."

To facilitate the development's infrastructure needs, the City of Anna has established a Public Improvement District and Tax Increment Reinvestment Zone. In return, the city stands to benefit from over $2.1 million in Public Improvement District fees and 65 percent of sales/use taxes on construction materials, further bolstering its economic prospects.
Under the terms of the agreement, Megatel Homes is committed to investing a minimum of $25 million in the commercial and lagoon components of the project.
