Rosewood Property secures rezoning approval for Plano’s Heritage Creekside

Plano, Texas – (March 30, 2026) – Rosewood Property Company has received zoning approval from the Plano City Council for its 156-acre mixed-use development, Heritage Creekside, located near the intersection of U.S. 75 (Central Expressway) and President George Bush Turnpike.

Rosewood is reimagining the undeveloped portion of the site with a dynamic mixed-use vision, replacing much of the previously planned office and hotel space to create a vibrant destination with entertainment, retail, restaurant and mixed-use for-rent and for-sale housing. The zoning request was approved by the City Council on March 23rd, following earlier approval by Plano’s Planning & Zoning Commission. Further development of the master planned community is expected by the end of the year.

“After more than a decade of marketing for office development at Heritage Creekside, we’ve taken a fresh look at the market and are evolving the undeveloped land to better meet the needs of today’s residents and businesses,” said Tim Harris, senior vice president at Rosewood Property Company. “By prioritizing residential and experiential retail, we’re creating an opportunity for destination-driven entertainment, restaurant and retail concepts in a walkable, cohesive mixed-use design that reflects meeting the demand of the neighborhood and overall DFW market.”

Heritage Creekside is designed as a vibrant, walkable destination that blends residential, retail and office uses into a cohesive live-work-play environment. Plans include multifamily apartment homes, several hundred single-family homes and townhomes, neighborhood serving retail and restaurant space and a corporate office along Custer Road, with up to 300,000 square feet of office space.

Current tenants include Taco Joint, Pax & Beneficia, Flying Fish, Rodeo Goat, Crossroads Diner and Orangetheory Fitness, creating a strong, neighborhood-oriented mix that supports both residents and visitors.

Within Heritage Creekside, The Ludlow is a 326-apartment home developed by Rosewood, an award-winning multifamily community located at 601 Belpree Drive. Developed in Partnership with MetLife Investment Management, the four-story property is part of the broader master-plan development and was completed in 2023.

Rosewood’s second multifamily property, The Buckley, is nearing completion at 600 Kissimmee Dr. The four-story midrise has begun leasing and offers 338 apartment homes ranging from studios to three-bedroom layouts, with high-end finishes including Samsung stainless steel appliances, wood flooring, quartz countertops and designer backsplashes.
