$12 million proposal secures high-visibility site positioned as front door to Preston Harbor and Lake Texoma
Denison, Texas — The Denison Development Alliance (DDA) announced it has selected Craig International as master developer for a 189-acre, city-owned site at the high-profile intersection of US Highway 75 and FM-84, one of the most strategically positioned development opportunities in North Texas. The DDA approved the selection during a special meeting at Denison City Hall on Thursday.
“This was an extremely competitive process with four strong, qualified developers,” said Mark Kuneman, chairman of the Denison Development Alliance. “Craig International distinguished itself not only with its financial commitment, but with a clear vision for how this site can serve as a true gateway to Denison and the broader Lake Texoma region. This is a critical piece of our long-term growth strategy.”

The selection follows a competitive process that drew four submissions. Craig International’s $12 million proposal, combined with its vision and experience delivering large-scale mixed-use developments, ultimately set it apart.

Located along one of the region’s most traveled corridors with traffic counts ranging from 30,000 to 60,000 vehicles per day on US-75, the site offers unmatched visibility and access. It is also positioned at the future intersection of the planned Grayson County Tollway, further enhancing its long-term connectivity and regional draw.
The property features elevated topography with sweeping views of Randell Lake and Lake Texoma and sits at the front door to the future $6B Preston Harbor development, one of the largest mixed-use projects in the region. Craig International is already the lead developer of Preston Harbor and will now extend that vision to this adjacent, high-impact site.
Backed by more than 567,000 residents and nearly $13 billion in household spending within a 40-mile radius, the site is further strengthened by accelerating economic growth across Texoma fueled by multi-billion-dollar semiconductor investments from Texas Instruments, GlobalWafers and Coherent.
