Dallas, Texas -- Dallas-based builder Highland Homes and Tellus Group, the developer of Windsong Ranch, have broken ground on Mirabella, a 190-acre residential community in Prosper.

Tellus Group will handle day-to-day management of Mirabella, which is expected to open for home sales in late 2026, with Highland Homes working closely with the firm to develop the community.

“Prosper’s rapid growth has made new opportunities for premier residential development increasingly rare, making Mirabella a truly distinctive addition to the market,” said Jeff Stinson, Senior Vice President of Land for Highland Homes. “We’re excited to bring Mirabella to life in such a dynamic market, particularly with a partner like the Tellus Group. They have already established themselves as a premier Prosper developer with what they’ve accomplished at Windsong Ranch.”

Designed as Prosper’s next premier community, Mirabella will be gated with oversized lots and scenic hike-and-bike trails that wind along a picturesque creek, weaving through preserved mature tree canopies and connecting thoughtfully placed pocket parks and open spaces. Highland Homes will offer home designs for 74-foot and 60-foot homesites while Huntington Homes — Highland’s luxury division — will offer newly developed floor plans designed for 84-foot and 100-foot lots.

“Highland brings the same dedication and level of talent to their land development projects as they do to building homes — and their homes are first class,” said Andre Ferrari, Chief Operating Office for Tellus Group. “Combining Highland’s reputation with Mirabella’s Prosper location that is also near McKinney should result in an appealing mix for home buyers.”

Another draw, Ferrari said, will be schools within the Prosper Independent School District.

Mirabella is located along Custer Road north of Highway 380 and south of First Street. It is planned for 290 homes. More information will be posted to the community’s website, www.mirabellalivingtx.com.

Highland Homes has been actively pursuing land for residential communities that it will self-develop or — as with Mirabella — work with a development partner. Founded 40 years ago, Highland Homes builds nearly 4,000 homes across Texas each year, including nearly 40 communities in Dallas-Fort Worth. Learn more at www.highlandhomes.com.

In addition to Windsong Ranch, Tellus Group is also developing Mosaic, a Celina community with homes from the $390,000s to $1 million. Two other communities — Meraki in Forney and Sherley Farms in Anna — are under development. Highland Homes has plans to build in each of these communities.
