Village Planned Development approved by Sherman P&Z

Sherman, Texas (September 17, 2019) -- The City of Sherman’s Planning and Zoning Commission has recommended approval of a 624-acre planned development application known as the Village Planned Development. The recommendation clears the way for the City Council to consider the property's rezoning at its October 6 meeting.

The Munson Realty Company has owned the property, which is located off of FM 1417 and Travis Street near the new Sherman High School, for decades. The Company and its membership has been committed to Sherman, Denison and Grayson County for more than 140 years.  The city and the Sherman ISD approached the company about needing infrastructure to support the high school, and the company has given easements in response to the requests.  The company has also supported the Village Planned Development in an effort to assist the City of Sherman in attracting quality development to the area.

The Village Planned Development, prepared by Dallas Urban Design and Planning firm, Hoefer Wysocki, is the first of its kind in the City of Sherman.

“A planned development allows for a creative approach to community design and development,” says John Ruggieri, HWA’s Director of Urban Design.

This is the first planned development of its size since the City approved its new Planned Development Ordinance.

The Village Planned Development responds to the new Sherman High School which is projected to open in September 2020. Merry Munson Wyatt, President of The Munson Realty Company, believes the high school could initiate the southwestern part of Sherman as the new growth area for the region.

“We look forward to the opening of the new high school, and the realization of commitments the Sherman Independent School District and the City of Sherman are making in this area of the city,” said Wyatt.

The Village Planned Development envisions a new village center that will contain a walkable mixed-use main street supported by a variety of housing options. The plan calls for additional highway-oriented retail along FM 1417 and an employment district that adjoins the 3,300-acre Sherman Economic Development Corporation’s Progress Park. The 165-acre employment district has been designed to respond to various potential opportunities, including multi-tenant office buildings, research and development centers, and corporate campuses.

The Village Center could support as many as 2,000 residential units ranging from single family homes to apartments above retail shops.

“We are excited about the various aspects of the plan,” said Ruggieri, who has been working with city staff on the integrated plan. “The Village addresses several long-term needs. It will provide a social anchor and community centric facilities in a walkable environment for the southwestern portion of the city.”
